Short-term rental management pages all read the same. Maximise your revenue, five-star guests, hands-off ownership. The words are free. What separates a real operator from a reseller is entirely in the operational detail, and you can extract all of it in a single conversation.
Here are the twelve questions, and what a good answer sounds like.
Revenue and pricing
1. What is revenue per available night for a comparable home in my neighbourhood, over the last twelve months?
A good answer is a number with an occupancy figure attached and a named comparable. A bad answer is annual gross revenue with no denominator.
2. Who sets my nightly rate, and how often does it change?
Rates should move with demand, not sit still for a season. Ask whether pricing is automated, who reviews it, and how a big local event is handled.
3. What percentage of bookings arrive direct rather than through a channel?
Direct bookings carry no channel commission. A manager with a real direct site is structurally more profitable for you than one who lists you on Airbnb and stops.
If a manager cannot show you their own booking website with live availability and real payment, then every guest you ever host will arrive through a platform that takes a cut of your revenue.
Operations
4. Who answers a guest message at 11pm on a Saturday?
A name and a process, or an admission that it waits until morning. Both are acceptable answers. Vagueness is not.
5. Who are the cleaners, and are they the same people every week?
Consistency in cleaning is the single strongest predictor of review scores. A rotating cast of gig workers shows up in your ratings within a month.
6. What is the maintenance process, and what can be authorised without calling me?
You want a dollar threshold under which small things simply get fixed. Being called about a C$40 plumbing part defeats the point of management.
7. How do you handle a damaging guest?
Ask specifically about screening, deposits or damage waivers, documentation, and who pursues the claim.
Compliance and money
8. Who holds the municipal business licence, and who renews it?
Short-term rental licensing in Calgary is the owner’s legal responsibility. A good manager handles the paperwork; make sure someone is actually doing it.
9. Who collects and remits the Alberta tourism levy?
This is not optional and it is not a rounding error. Get the answer in writing.
10. Show me a real owner statement.
Redacted is fine. You are looking for whether every deduction is itemised or whether a single net figure appears with no working shown.
11. When do I get paid, and on what cycle?
Monthly on a fixed date is normal. “When the platform pays us” is a cash-flow risk you are absorbing for them.
The exit
12. What happens if I want to leave?
Ask about notice period, who owns the listing and its review history, whether your photos transfer, and what happens to bookings already on the calendar. This is the question that reveals the most, because it is the only one where the manager’s interests and yours diverge.
Read the exit clause before the revenue projection. One of them is a promise and the other is a contract.Premier Stays owner services
What a good fit looks like
Not every property suits every manager. A one-bedroom near the airport and a seven-bedroom group house in the northwest are different businesses with different guests, different cleaning logistics and different risk. A manager who tells you your property is not right for them is giving you useful information, not losing your business badly.
We will answer every question on this list with specifics about your address. See how our management works, or request an assessment and we will send the numbers first.
