What a mid-term rental is
A mid-term rental is a furnished home rented for 30 nights or more: longer than a holiday, shorter than a typical lease. Guests arrive with a suitcase and expect a home that works from day one, with a full kitchen, laundry, Wi-Fi, a desk, linens and towels.
When your home takes monthly guests, any stay of 28 nights or more on premierstays.ca uses its monthly rate instead of the nightly one, and is request-only. The guest sends dates and details, our team confirms availability and the price, and the guest pays once they accept the quote. Guests find these homes on monthly stays and our Calgary monthly rentals page.
Who books a month or more
- Corporate housing and project work. Contract staff, consultants and crews who need a base for the length of a job, often booked by an employer.
- Relocation. People moving to Calgary or Edmonton who need somewhere to live while they look for a permanent home.
- Insurance displacement. Households whose own home is being repaired after a fire, flood or other claim.
- Healthcare and visiting professionals. Placements, temporary postings and travelling staff.
- Renovations and gaps between moves. Owners who can't live at home during work, or whose sale and purchase dates don't line up.
One calendar for short and monthly stays
Your home doesn't have to choose. Hostaway, our property-management system, keeps one calendar for nightly bookings from Airbnb, Booking.com, Vrbo, Hopper, Google and premierstays.ca and for monthly stays, so when a monthly guest confirms, those nights close everywhere else.
Our team sets each home's monthly rate separately from its nightly price, by calendar month, and partial months are pro-rated. Nightly rates still come from PriceLabs, reviewed by our team (see pricing and revenue management). Before accepting a long stay, we compare what the coming weeks are likely to bring at nightly rates with what a monthly guest would pay for them. A monthly booking often suits a quiet stretch; busy weeks, like the Calgary Stampede in July, usually stay open for short stays.
Rules that change with the length of a stay
As of October 2026:
- Calgary licence. The City's definition of a short-term rental covers paid stays of up to 180 consecutive days listed with a short-term rental company, such as a booking platform, so a 30-night stay booked that way falls within it.
- Edmonton licence. Edmonton's short-term category covers 30 consecutive days or less; rentals of 31 days or more fall under its long-term category.
- Tourism levy. Alberta's 6% tourism levy doesn't apply to lodging occupied by the same individual continuously for 28 days or more (Tourism Levy Act).
- GST. GST applies to short-term accommodation, meaning continuous occupancy of less than one month. Renting to the same individual for a month or more is exempt.
- Income tax. The federal rule that denies expenses on non-compliant short-term rentals applies to property rented or offered for rent for less than 90 consecutive days (Income Tax Act, s. 67.7), so if your home also takes nightly guests, keep its licence current.
Tenancy law is less clear. Alberta's Residential Tenancies Act doesn't apply to hotels, tourist homes, bed and breakfasts and the other accommodation it lists where a person resides for less than 6 consecutive months, but it doesn't define a tourist home, and we found no official guidance on whether a furnished monthly stay falls under it. Get legal advice before you take long stays. In a condo, check the bylaws too, because they bind anyone in possession of a unit (Condominium Property Act). Our licensing and compliance page covers each market.
Deposits, ID checks and house rules
A month is a long time in your home, so screening matters more. Every monthly stay requested on premierstays.ca comes with a security deposit and ID verification, and the guest accepts both before sending the request. The request also asks who's staying, about pets and vehicles, and the purpose of the stay, so we know who'll be living there before we confirm. For other stays, we can add ID checks and security deposits through Truvi, and a guest who doesn't complete the steps you require can be refused access.
House rules don't loosen for long stays. Parties and events are never allowed; small, quiet gatherings are fine when everyone stays within the home's guest limit and quiet hours.
Pricing monthly stays
We don't publish a standard monthly discount, because the right rate depends on the home, the season and what nightly guests would pay for the same weeks. A winter month and a summer month can carry different rates, and we review them as the calendar fills. Utilities are set home by home, and each guest's quote lists what's included. We don't guarantee revenue or occupancy from monthly or nightly stays; a free revenue assessment looks at both, and any estimate is a starting point our team reviews with you.
The trade-offs
| What changes | Monthly stays | Nightly stays |
|---|---|---|
| Turnovers | One clean and check-in per stay of a month or more | A clean and check-in after every stay |
| Rate | Lower per night | Higher per night, especially on busy dates |
| Calendar | Weeks committed early, busy dates included | Busy dates priced on their own |
| Guests | One household for weeks, so screening matters more | More messages, reviews and new arrivals |
| Wear | Daily living, including cooking and laundry | Spread across many short visits |
What full management covers
Monthly stays are part of full management, which is 15–25% of revenue, depending on the package you choose (pricing). That includes the listing, the monthly rate, screening, 24/7 guest communication, cleaning before and after the stay, trades coordinated for repairs, and monthly owner statements and payouts. Repairs, parts and licensed trades are owner costs.
We only manage furnished, Airbnb-ready homes, and a monthly guest needs a desk, laundry and a kitchen for daily cooking. If yours isn't there yet, furnishing and staging is quoted separately.
