Airbnb Furnishing and Staging in Calgary and Alberta

We manage furnished, Airbnb-ready homes, and when a property isn't there yet, we plan, source and set it up for guests. Furnishing and staging are quoted separately from management, so you only pay for what your home actually needs.

Why we only manage furnished homes

We manage furnished, Airbnb-ready homes in Calgary, Edmonton, Airdrie, Cochrane and Chestermere. Guests choose a stay from the photos and the amenity list, and they arrive expecting a home that works from the first night: a made bed, a kitchen they can cook in, towels, Wi-Fi and a simple way in. A property that is empty, half set up or tired can't offer that yet.

That's what our Airbnb furnishing service in Calgary and the surrounding area is for. If your home isn't ready, we plan it, source it and set it up for guests. Furnishing and staging are quoted separately from management, which is 15–25% of revenue, depending on the package you choose (see pricing). You pay for the work your property needs and nothing more.

Furnishing or Airbnb staging: which one you need

Most properties fall into one of these situations. The quote form asks which one fits yours.

Where the property is nowWhat the work usually involves
Empty or new constructionA full plan: beds, seating, dining, kitchen, linens, décor and guest supplies
Partially furnishedFilling the gaps around what you have, so rooms match and every bed sleeps well
Furnished but outdatedStaging: replacing the pieces that date the photos, and adding lighting, art and soft furnishings
Furnished, needs a refreshSwapping worn items, mattresses and linens, then restyling for new photos
Renovation underwayPlanning now, so furniture arrives once the trades are finished

    How a furnishing project works

    1. Assessment. We look at the property, its layout and the guests it's likely to attract: families, business travellers, monthly stays or a mix. If you're also weighing up management, start with a free revenue assessment so the setup matches how the home will be rented.
    2. Plan. We settle how many guests the home can comfortably sleep, then plan each room around that number: bed sizes, seating, dining space and storage. Parties and events are never allowed at the homes we manage, so we furnish for the guests a home sleeps, not for crowds.
    3. Budget and style. You tell us the budget you're working with, or ask us to help set one, and choose a style. Modern, Scandinavian, family-friendly and mountain-inspired all work. What matters is that the rooms feel consistent and photograph well.
    4. Sourcing. We source furniture, bedding, kitchenware, décor and supplies to the plan and the budget, favouring pieces that are easy to replace if something breaks.
    5. Delivery and setup. We coordinate delivery, assembly and installation, make the beds, stock the kitchen and bathrooms, and style each room.
    6. Photos. Once the home is finished, it's photographed for the listing. See listing creation and photography.
    7. Launch. If we're managing the home, we publish the listing with an amenity list that matches what's actually there, and set up cleaning and linens through our cleaning and turnover routine.

    Durable choices for guest use

A rental hosts a new set of guests every few nights, so we choose for wear, cleaning and replacement, not only for looks.

    • Performance fabrics and removable covers on sofas and chairs, in colours that hide everyday marks.
    • Good mattresses with protectors on every bed. A poor night's sleep is hard to fix once a guest has checked in.
    • Neutral bedding and towels that suit our standard linen and towel program and stand up to frequent washing.
    • Solid, simple furniture with hard-wearing surfaces: dining chairs that stay steady and tables that can take a hot dish.
    • Pieces that are easy to replace, so a broken lamp or chipped mug is a quick swap rather than a mismatched room.
    • Pet-friendly materials where you allow pets.
    • Fewer, larger décor pieces instead of small items that get moved, broken or packed by mistake.

    Safety equipment

Safety items are part of every setup, not an extra. We check for, or fit:

    • Working smoke alarms and carbon monoxide alarms
    • A fire extinguisher where guests can find it
    • A first-aid kit
    • Tall furniture and wall-mounted TVs secured to the wall
    • Clear exits, entry lighting and solid railings

Whatever is in the home is listed accurately, so guests can see it before they book. Local licence rules can set their own requirements, and rules can change, so check your city's current rules for your property. Our licensing and compliance page explains where to look.

    Reusing what you already own

You don't have to start from nothing. We go through what's already in the property and keep what's in good condition and practical for guests. Solid furniture, appliances, kitchenware and décor often stay. Mattresses, bedding and towels are the items we most often recommend replacing, because they wear fastest and guests notice them first.

You can also contribute in other ways, such as storage, transport or assembly labour, and that changes the quote. Photos, floor plans, measurements and a list of what's there all make the quote more accurate, and the form lets you upload them.

    Getting a furnishing quote

Start with the furnishing quote form. It asks about the property, what's there now, what you'd like us to provide, your budget range, your preferred style and when you need the home ready. Whether you're furnishing a short-term rental in Alberta from scratch or refreshing one that has been running for years, the final quote depends on the same things: measurements, existing inventory, sleeping capacity, quality level, delivery, assembly, installation and styling.

    Furnishing & staging: common questions

Is furnishing included in the management fee?

No. Furnishing and staging are quoted separately from management. Full management is 15–25% of revenue, depending on the package you choose, and covers the ongoing operation: listings, pricing, guest messages, cleaning coordination and maintenance coordination. A furnishing project is one-time work with its own quote, based on the property, what's already there and the finish level you choose. See pricing for how management packages work.

Does my property have to be furnished before you manage it?

Yes. We only manage furnished, Airbnb-ready homes, because guests book from photos and expect everything to work on the first night. If your property is empty, partly furnished or dated, we can plan and set it up for you. If you'd rather do it yourself, the room-by-room checklist on this page is a good starting point, and we'll go through the home with you before it's listed.

Can I keep furniture I already own?

Often, yes. We go through what's in the property and keep pieces that are in good condition and practical for guests, such as solid furniture, appliances and kitchenware. Mattresses, bedding and towels are the items we most often recommend replacing. List what you have on the furnishing quote form, and add photos if you can, so the quote only covers what the home actually needs.

How much does it cost to furnish an Airbnb?

It depends on the size of the home, how many guests it sleeps, what's already there, the quality level you choose, and the delivery, assembly and styling involved. That's why we quote each property rather than publish a price list. The quote form asks for the budget range you're working with, or you can ask us to help you set one, and we plan the setup around it.

How long does a furnishing project take?

It depends on the scope of the work, when furniture and supplies can be delivered, and whether a renovation has to finish first. Refreshing a furnished home is usually a smaller job than setting up an empty one. Tell us on the quote form when you need the property ready, and we'll plan the order of work, from sourcing through to photos, around that date.

Do you furnish properties outside Calgary?

Our core markets are Calgary, Edmonton, Airdrie, Cochrane and Chestermere. We're also open to managing homes almost anywhere else after a review. If your property is outside those areas, tell us where it is on the furnishing quote form and we'll let you know whether we can take it on.

See what your property could earn

Every estimate is a starting point that our team reviews with you. We don't guarantee income: results depend on the property, the market, the season and the rules in your area.
