    Airbnb Management in Chestermere

Short-term rental management for furnished homes in Chestermere, with the City's licence and permit rules built in, for 15–25% of revenue depending on the package you choose.

We offer Airbnb management in Chestermere for owners of furnished homes. We manage one two-bedroom home here today, and we're growing in the city, right next door to our homes in Calgary.

Full management is 15–25% of revenue, depending on the package you choose (compare packages). Or list your home on premierstays.ca for $0 and run it yourself; guests pay an 8% platform fee at checkout.

We only take furnished, Airbnb-ready homes, and furnishing help is quoted separately. Chestermere's rules include a development permit and a district where short-term rentals aren't allowed, so read them before you buy. A free revenue assessment gives you an estimate that is a starting point our team reviews with you.

    The Chestermere short-term rental market

Chestermere sits immediately east of Calgary and grew up around Chestermere Lake, an irrigation reservoir created from a natural wetland. The lake is the draw: the City allows boating, paddling, wakeboarding, waterskiing and tubing, with swimming in buoyed areas near Anniversary and John Peake parks (there are no lifeguards). Being next to Calgary also means a Chestermere home can suit guests in the region for family, work or a Calgary event such as the Stampede (July 9–18, 2027) who want a quieter base.

    Seasonality

The lake season is short. The Western Irrigation District says the reservoir is usually fully operational by May 1 and is lowered to winter levels after Thanksgiving weekend, and the City's boat launch is closed from October 13 to May 8. Expect summer to carry most of the leisure demand, with the rest of the year depending on family and work stays. We don't publish income or occupancy figures; your assessment looks at your home and its district.

Best neighbourhoods for short-term rentals in Chestermere

    • Residential Lakeshore District (R-1L)

Not for new short-term rentals. The Land Use Bylaw prohibits them in R-1L, and monthly stays are caught too. Confirm a lot's district with the City before you buy, rather than going by the view.

    • Chelsea

A newer neighbourhood where the City conditionally approved a short-term rental permit in July 2026. It's a discretionary use decided case by case, so a nearby approval doesn't mean yours will pass.

    • Rainbow Falls

An established family neighbourhood, a short drive from the lake's parks and from Calgary. Check that the lot can give one parking space per bedroom on top of the house's own parking.

    • Kinniburgh

A family neighbourhood of detached homes. Check the district, the extra parking, and that no home business or other rental shares the dwelling unit, which the bylaw doesn't allow.

    Chestermere short-term rental rules

As of October 2026, Chestermere regulates short-term rentals through its Land Use Bylaw 020-24, as amended by Bylaws 031-25 and 015-25, and its business licence bylaw:

    • Definition. A short-term rental is paid temporary accommodation in all or part of a home for up to 180 consecutive days, so a furnished monthly stay counts too.
    • Licence. You need a valid short-term rental licence, and only one is allowed per legal unit or lot. The fee is $150 a year, $75 after July 1 and $40 after October 1.
    • Development permit. Short-term rentals are a discretionary use in the R-1, R-1E, R-1EM, R-1PRL, R-1PFD, R-2, R-3, R-4 and Country Residential (CR) districts. Permits are temporary, for up to one year; after three successful one-year renewals, one may run up to three years. Permits don't transfer to a new owner.
    • Not in R-1L. Short-term rentals are prohibited in the Residential Lakeshore District (R-1L).
    • Parking. One on-site space per bedroom, on top of the parking the home already needs.
    • Safety and use. The rental must comply with the Safety Codes Act, and no bed and breakfast, boarding house, home business or other rental accommodation can share its dwelling unit.

The City's permit application asks for guest and bedroom numbers, check-in and check-out procedures, primary and secondary emergency contacts (the responsible person must be available 24/7 and live locally), noise and waste plans, a parking site plan, the platforms you'll advertise on and annual proof of insurance. It states no fee, and we couldn't confirm one, so ask the City's planning department. Decisions are published, and an affected person can appeal within 21 days.

    Provincial and federal rules

These apply across Alberta as of October 2026:

    • Tourism levy. Alberta's tourism levy is 6% on stays booked after March 31, 2026. Airbnb, Booking.com and Vrbo collect and remit it on bookings where they collect or facilitate payment; otherwise, generally whoever collects the guest's payment remits it. It doesn't apply when the same guest stays 28 days or more in a row.
    • GST. GST applies to stays of less than a month. Generally, a host with more than $30,000 of gross revenue over four calendar quarters must register, collect and remit it.
    • Income tax. Under section 67.7 of the Income Tax Act, a rental of under 90 consecutive days loses its expense deductions for any days it runs where it isn't permitted, or without a required licence or permit. A rental in R-1L, or one without its licence and permit, falls under this rule.

    Who holds what

You hold the licence and the development permit, your insurance and your tax registrations. We give you what the application asks about our side of the operation: check-in and check-out procedures, noise and waste handling, guest parking and the platforms we list on. Who is named as the local responsible person is something we agree with you before you apply. See licensing and compliance.

Rules change. We checked these against the official pages below on October 14, 2026; always confirm with the source before you rely on them. Parties and events are never allowed. Small, quiet gatherings are welcome if everyone stays within the home's guest limit and quiet hours.

    Airbnb management in Chestermere: FAQ

Can I run an Airbnb on Chestermere Lake?

Not in the Residential Lakeshore District. As of October 2026, Chestermere's Land Use Bylaw prohibits short-term rentals in R-1L, and its definition covers stays of up to 180 consecutive days, so renting by the month doesn't get around it. We don't recommend buying in R-1L to run a short-term rental. Elsewhere, short-term rentals are a discretionary use in the residential districts the bylaw lists, so confirm a lot's district with the City before you buy, rather than going by the view.

What do I need before I can list a home in Chestermere?

A short-term rental licence and an approved development permit. The licence is $150 a year ($75 after July 1, $40 after October 1). The permit is temporary, for up to one year at first, and the home needs one on-site parking space per bedroom on top of its own parking. The City's application and checklist also asks for noise and waste plans, emergency contacts and annual proof of insurance. Only one licence is allowed per legal unit or lot.

Does a short-term rental permit transfer when I buy a home?

No. Chestermere's bylaw says short-term rental development permits don't transfer to a new owner: when the title changes, the new owner must apply for a new permit. If you're buying a home that already runs as a rental, don't count on the seller's approval. Plan for your own application, and ask the City's planning department about it before you firm up the deal.

Can my neighbours object to a short-term rental permit?

Yes. Short-term rentals are a discretionary use, and the City publishes its decisions. An affected person can appeal in writing to the Subdivision and Development Appeal Board within 21 days of publication, with a $200 fee. Applicants can appeal too; the City's fee schedule lists $400 for an applicant's appeal. Clear noise, waste and parking plans, and a quiet, well-run home, give neighbours less reason to object.

Do you already manage homes in Chestermere?

Yes, one two-bedroom home, which you can see on our Chestermere stays page. We're growing here and want to add more furnished homes in districts that allow them. Across our markets we manage about 70 properties, and a Chestermere home gets the same team and systems as our homes in Calgary next door.

What does management cost in Chestermere?

Full management is 15–25% of revenue, depending on the package you choose. It covers listings on Airbnb, Booking.com, Vrbo, Hopper, Google and premierstays.ca, plus pricing, guest messages, cleaning coordination and maintenance coordination. Or list the home on premierstays.ca for $0 and run it yourself; guests pay an 8% platform fee at checkout. Furnishing is quoted separately. See pricing.

How much could a Chestermere home earn?

We don't publish income figures or guarantee results. In Chestermere the answer depends heavily on the season, because the lake is usually fully operational only from May 1 until after Thanksgiving, and on whether the home can get a permit at all. A free revenue assessment starts with those questions and gives you a starting estimate that our team reviews with you.
