    Airbnb Management in Airdrie

Short-term rental management for furnished homes in Airdrie, from listings and pricing to guest messages and cleaning, for 15–25% of revenue depending on the package you choose.

We already run Airbnb management in Airdrie: five furnished homes in the southwest of the city, in Bayside, the Canals, Windsong and Midgrove. They range from one bedroom to four, and two of them are on the water.

You can work with us in two ways. Full management covers the whole operation for 15–25% of revenue, depending on the package you choose (compare packages). Or you can list your home on premierstays.ca for $0 and run it yourself, with guests paying an 8% platform fee at checkout.

We only take furnished, Airbnb-ready homes; furnishing and staging is quoted separately. Start with a free revenue assessment. The estimate is a starting point our team reviews with you, not a promise.

    The Airdrie short-term rental market

Airdrie sits 6 km north of Calgary's city limits on the Queen Elizabeth II Highway (Highway 2), the Calgary–Edmonton corridor. The City puts Calgary International Airport (YYC) about 15 minutes away and downtown Calgary about 30 minutes. For a guest whose trip is about the Calgary area but who wants a whole house, a driveway and a quieter street, that's a practical base.

It's also a growing city: Airdrie's 2026 municipal census counted 93,957 residents, up 4.35%. Growth brings visiting relatives, people between homes and people starting new jobs, and those guests want a full kitchen, laundry and room for kids.

    Seasonality

As across the Calgary area, summer is the busiest stretch, with the Calgary Stampede (July 9–18, 2027) at its centre. Winter is quieter for leisure travel, so the rest of the year leans on family visits, work trips and longer stays. A home that also suits monthly stays has more ways to fill its calendar. We don't publish income or occupancy figures for Airdrie, because they depend on the house.

Best neighbourhoods for short-term rentals in Airdrie

    • Bayside and the Canals

We manage homes in both, including a waterfront home in Bayside. Water is easy to show in photos; describe it exactly, so guests know whether they're getting a view, a pathway or a dock.

    • Midgrove

We manage homes in Midgrove, in southwest Airdrie. Larger houses here suit families and groups visiting the Calgary area who want everyone under one roof.

    • Windsong

We manage a home in Windsong. Several bedrooms, a full kitchen and laundry are what relocating families and visiting relatives look for, and they're what we list first.

    • Coopers Crossing

Another southwest neighbourhood, in the same part of the city as our current homes. We don't manage here yet, but a furnished family house with parking would fit the guests who already book Airdrie.

    • Kings Heights and Ravenswood

Southeast neighbourhoods where we don't manage homes yet. We'll look at a furnished home anywhere in Airdrie: parking, a sleeping layout that fits a family and a quiet street matter more than the postal code.

    Airdrie short-term rental rules

As of October 2026, we found no short-term rental rules specific to Airdrie in any official City source.

    • No short-term rental use. Airdrie's Land Use Bylaw B-01/2016 (consolidated September 8, 2026) doesn't define a short-term or vacation rental. The closest use is a bed and breakfast, which must be in a single-detached house, run by a permanent resident of the home, with at most three guest rooms.
    • General business licence. The City says every business carried on for profit, including home-based businesses, needs a City business licence. The annual fee is $165 for a resident business and $503 for a non-resident business. No City page says how this applies to short-term rentals, so confirm with the City before you list.
    • A review is under way. The City is reviewing its Business Licence Bylaw, with a report to Council planned for the fourth quarter of 2026.

    Provincial and federal rules

These apply across Alberta as of October 2026:

    • Tourism levy. Alberta's tourism levy is 6% on stays booked after March 31, 2026. Airbnb, Booking.com and Vrbo collect and remit it on bookings where they collect or facilitate payment; otherwise, generally whoever collects the guest's payment remits it. It doesn't apply when the same guest stays 28 days or more in a row.
    • GST. GST applies to stays of less than a month. Generally, a host with more than $30,000 of gross revenue over four calendar quarters must register, collect and remit it.
    • Income tax. Under section 67.7 of the Income Tax Act, a rental of under 90 consecutive days loses its expense deductions for any days it runs where it isn't permitted, or without a required licence or permit. Keep a record of what the City tells you about your home.

    Who holds what

You hold any licence the City requires, your insurance and your tax registrations. The Insurance Bureau of Canada advises telling your insurer before you list on a home-sharing app. We work through the licensing questions with you before launch, set each listing up to match the rules and run the day-to-day. Our licensing and compliance page explains how.

Rules change. We checked these against the official pages below on October 14, 2026; always confirm with the source before you rely on them. Parties and events are never allowed. Small, quiet gatherings are welcome if everyone stays within the home's guest limit and quiet hours.

    Airbnb management in Airdrie: FAQ

Do I need a licence to run an Airbnb in Airdrie?

As of October 2026, Airdrie has no licence made for short-term rentals, and its Land Use Bylaw doesn't define one. The City's general rule is that every business carried on for profit, including home-based businesses, needs a City business licence, but no City page says how that applies to a rental. The licence bylaw is under review, with a report to Council planned for the fourth quarter of 2026. Confirm with the City before you list, and keep a record of its answer.

How much does Airbnb management cost in Airdrie?

Full management is 15–25% of revenue, depending on the package you choose. It covers listings on every major channel, pricing, guest messages, cleaning coordination and maintenance coordination. If you'd rather run the home yourself, you can list it on premierstays.ca for $0, and guests pay an 8% platform fee at checkout. Furnishing and staging, if the home needs them, are quoted separately. See pricing for how the packages compare.

Which parts of Airdrie do you manage homes in?

Today we manage five homes in southwest Airdrie, in Bayside, the Canals, Windsong and Midgrove. They range from one bedroom to four, and two are on the water. You can see them on our Airdrie stays page. We'll look at a furnished home anywhere in the city, and we also manage across Calgary, just to the south.

How much could my Airdrie home earn?

We don't publish income figures or guarantee results, because they depend on the house, its location, the season and the rules that apply. Ask for a free revenue assessment and our team will look at comparable stays and your home's layout, then give you a starting estimate and a plan. Treat that estimate as a starting point we review with you, not a promise.

Will my home be used for parties?

No. Parties and events are never allowed at the homes we manage. Small, quiet gatherings are welcome when everyone stays within the home's guest limit and quiet hours. We set the guest limit to what the home sleeps, put the house rules on every listing, and can add optional guest screening, ID checks and security deposits through Truvi.

Can I rent my Airdrie home by the month instead?

Yes. Furnished monthly stays suit people relocating, working on a project or waiting on repairs to their own home, and Airdrie's location makes it a practical base for them. Taxes work differently: as of October 2026, Alberta's tourism levy doesn't apply when the same guest stays 28 days or more in a row, and renting a home to the same person for a month or more is exempt from GST. See mid-term and monthly rentals.

Do I need to tell my insurer?

Yes, before you list. The Insurance Bureau of Canada advises telling your insurance representative before you put your home on a home-sharing app, and keeping a written record. It warns that not disclosing it may void your policy. Ask whether you need short-term rental coverage. Platform programs don't replace it: Airbnb says its host damage protection isn't insurance.
