Airbnb Management in Calgary
Short-term rental management for furnished Calgary homes, from listings and pricing to guests, cleaning and licence paperwork, for 15–25% of revenue depending on the package you choose.
Our Airbnb management in Calgary is for owners of furnished homes who want guests without running the property themselves. We manage about 70 properties across Alberta, including homes across Calgary, and as your Airbnb property manager in Calgary we work one of two ways:
- Full management, for 15–25% of revenue depending on the package you choose. We run the listings, pricing, guests, cleaning and maintenance coordination. Compare packages on the pricing page.
- Host it yourself on premierstays.ca, for $0 to list. Guests pay a 5% service fee at checkout, and hosts pay card processing of 2.9% + C$0.30 on card-paid bookings. Start on list your home.
We only take furnished, Airbnb-ready homes; furnishing and staging is quoted separately. Start with a free revenue assessment. The estimate is a starting point our team reviews with you, not a promise.
The Calgary short-term rental market
- Events. The Calgary Stampede runs July 9–18 in 2027, Spruce Meadows hosted tournaments in June and September 2026, and the Folk Music Festival returns to Prince's Island Park on July 22–25, 2027.
- Conventions and arenas. The expanded BMO Centre opened in June 2024, and the City calls it Western Canada's largest convention centre. 2026–27 is the Saddledome's farewell season, and Scotia Place is targeted to open for the 2027/2028 NHL season.
- The airport. YYC handled 19.4 million passengers in 2025, and its terminal is 17 km from downtown. Early flights and stopovers bring guests who want to stay close.
- The mountains. The Town of Banff is about 1.5 hours west on Highway 1, so Calgary works as a base for a Rockies trip.
- Longer stays. Work contracts, moves and families between homes bring mid-term and monthly stays.
Demand is seasonal: it peaks around summer events and mountain trips, and colder months lean on work travel, family visits and longer stays. So we price each night with dynamic pricing and human review, not one rate all year.
Best neighbourhoods for short-term rentals in Calgary
Beltline and 17th Avenue SW
Just south of downtown, with 17th Avenue's restaurants and Central Memorial Park, the city's oldest park. Smaller homes here suit couples, work trips and guests without a car.
East Village
East of the downtown core, between the Bow and Elbow rivers, and home to the Central Library and Studio Bell. A central base for downtown work and events.
Aspen Woods, near WinSport
Townhomes off 81 Street SW near Canada Olympic Park and WinSport, on the west side, toward Highway 1 and Banff. They suit families planning mountain day trips.
Seton and Mahogany
Residential communities in the southeast that suit families and longer stays. Guests get space, parking and quieter streets away from downtown.
Sage Hill, Livingston and Carrington
On the city's northern edge, where larger houses suit families and groups. Sage Hill is on the Cochrane side; Livingston and Carrington are closer to the airport.
Saddle Ridge, Cornerstone and Skyview Ranch
Our closest homes to Calgary International Airport, in the northeast. They suit early flights, stopovers and family visits. See homes near the Calgary airport.
Calgary short-term rental rules
As of October 2026, these rules apply to a short-term rental in Calgary.
The City licence
- You need one. Every short-term rental needs a City business licence; operating without one carries a $1,000 penalty. Since April 1, 2025, a short-term rental means paid stays of up to 180 consecutive days listed with a booking platform or similar company.
- Two classes and 2026 fees. Primary Residence (your usual home) is $289 new or $248 to renew; Non-Primary Residence is $627 new or $377 to renew, each including a $117 fire fee (fee schedule). Fees are non-refundable.
- Applying. Apply online with a myID account or in person, with a Fire Safety Plan (evacuation and floor plan), proof of ownership or the owner's authorization, and confirmation of liability insurance that refers to short-term rental or home sharing (checklist). Register a secondary suite first.
- Fire inspection. A new licence is issued only after the Calgary Fire Department inspects the home, which it books once your Fire Safety Plan is approved.
- Non-primary pause. The bylaw pauses most new Non-Primary licences while Calgary's purpose-built vacancy rate in CMHC's annual report is below 2.5%. The City said that didn't happen in 2025 (rules).
Operating rules
Each of these carries a $1,000 penalty: one booking at a time; no more than two guests per room, not counting children under 12; an egress window in every guest room (apartment and condo buildings follow fire codes instead); the licence number in every ad; a 24/7 emergency contact and the floor plan posted inside; and a record of each guest's name, email and length of stay. The owner on title is responsible for bylaw offences on the property.
Condos
The City no longer asks for condo-board consent, but you must follow your condo bylaws and check that they allow short-term rentals, and the City may ask you to confirm that they do. Disputes are between you and the board.
Taxes and insurance
- Tourism levy. Alberta's tourism levy is 6% on stays booked after March 31, 2026, except when the same person stays 28 days or more in a row. Airbnb, Booking.com and Vrbo remit it where they collect or facilitate payment; direct bookings need the host's own registration.
- GST. GST of 5% applies to stays of less than a month. You needn't register while you're a small supplier: taxable revenue of $30,000 or less in a single quarter and over the last four quarters.
- Income tax. Since 2024, the CRA denies expense deductions for the days a short-term rental runs without a required licence (Income Tax Act s. 67.7).
- Insurance. Alberta's Insurance Act requires prompt written notice of any change material to the risk, which renting to guests may be, and the Insurance Bureau of Canada says standard home policies often restrict or exclude rentals.
What we handle and what you do
You hold the licence and insurance and file your own taxes. We help prepare the application and Fire Safety Plan, ready the home for inspection, put the licence number on every listing, run one calendar so bookings don't overlap, set guest limits that fit the room rule, and keep booking records for an inspector. See licensing and compliance.
Rules change. We checked these against the official pages below on October 14, 2026; always confirm with the source before you rely on them. Parties and events are never allowed. Small, quiet gatherings are welcome if everyone stays within the home's guest limit and quiet hours.

In Calgary, a new licence is issued only after the Fire Department inspection, which it books once your Fire Safety Plan is approved, so we start that paperwork early and set the launch date around the inspection. For a condo, we read the bylaws with you first; a secondary suite must be registered before you apply.

We manage furnished, Airbnb-ready homes. If yours isn't furnished yet, we can help furnish and stage it (quoted separately).
Airbnb management in Calgary: FAQ
Do I need a business licence for an Airbnb in Calgary?
Yes. As of October 2026, every short-term rental in Calgary needs a City business licence. A new licence is issued only after a fire inspection, and the licence number has to appear in every ad. Operating without one carries a $1,000 penalty, and the CRA can deny your expense deductions for the days you ran without it (Income Tax Act s. 67.7). We help you apply; the licence is in your name.
How much does Airbnb management cost in Calgary?
Full management is 15–25% of revenue, depending on the package you choose, and the pricing page compares them. Furnishing and staging are quoted separately. Some costs stay with you as owner, including the City licence and fire fee, insurance, repairs, parts and licensed trades. If you'd rather run the home yourself, listing on premierstays.ca costs $0, and guests pay a 5% service fee at checkout, and hosts pay card processing of 2.9% + C$0.30 on card-paid bookings.
Can I rent my condo on Airbnb in Calgary?
Often, but your building decides. As of October 2026, the City no longer requires condo-board consent for a licence, but you must follow your condo's bylaws, check that they allow short-term rentals and settle any dispute with the board yourself (City rules). Bylaws bind owners and anyone staying in the unit, and corporations can set fines for breaches (Condominium Property Act). Send us the bylaws with your assessment request and we'll go through them with you before anything is listed.
How much is a short-term rental licence in Calgary?
As of October 2026, the City's 2026 fee schedule lists $289 for a new Primary Residence licence and $248 to renew it, and $627 new or $377 to renew for a Non-Primary Residence, such as an investment property. Each total includes a $117 fire fee. Fees are paid when you apply and are non-refundable, so it's worth getting the Fire Safety Plan and insurance confirmation right the first time.
Do you guarantee income?
No. We don't guarantee income, occupancy or nightly rates. Results depend on the home, its location, the season, how the market moves and the rules that apply to it. Our free revenue assessment gives you a starting estimate that our team reviews with you, so you can decide whether short stays, monthly stays or a mix suit your Calgary property.
Can I rent my Calgary home by the month instead?
Yes. We run monthly and mid-term stays as well as short ones. As of October 2026, Calgary's licence covers paid stays of up to 180 consecutive days listed with a platform (City of Calgary). Longer stays can change the taxes: the tourism levy doesn't apply when the same person stays 28 days or more in a row, and residential rentals with continuous occupancy of a month or more are exempt from GST (CRA). See mid-term and monthly rentals.
