What vacation rental channel management covers
Guests don't all search in the same place. A family planning a holiday may go straight to Vrbo; someone booking a work trip may only open Booking.com, next to the hotels they're comparing. Vacation rental channel management means your home is on the sites your likely guests use, with the same photos, rules and availability on each, and every booking, message and change handled from one place.
We run it as part of full management for furnished homes in Calgary, Edmonton, Airdrie, Cochrane and Chestermere. For each home we decide which channels to use, build each listing, keep rates and availability in step, and answer guests wherever they booked.
The channels we list on
| Channel | Who tends to book there | How it works with our calendar |
|---|---|---|
| Airbnb | Travellers who want a home rather than a hotel room, from a weekend to a month or more | Rates and availability are sent from Hostaway; a booking here closes the same nights everywhere else |
| Booking.com | Travellers who compare homes and hotels in one search, including work trips | Connected through Hostaway in the same way |
| Vrbo | Families and groups looking for a whole home; Vrbo homes can also be sold on Expedia | Connected through Hostaway in the same way |
| Hopper | Travellers booking through the Hopper travel app | Connected through Hostaway in the same way |
| Google (Vacation Rentals) | People searching Google Search or Maps for a place to stay | Google shows the home and sends the guest to a booking site to finish; that booking reaches Hostaway like any other |
| premierstays.ca | Guests who already know us or find us directly | Reads the same Hostaway calendar; a booking here closes the nights on every other channel |
One calendar in Hostaway
Hostaway is our property-management system, and it works as the channel manager for Airbnb, Booking.com, Vrbo and the rest. Every channel connects to it, so each home has one calendar instead of six to keep in step. When a guest books on any channel, Hostaway closes those nights on the others. When you need the home for yourself, or a repair needs a day, we block the dates once and they close everywhere.
Hosts who run a multi-channel short-term rental by hand often link calendars with iCal feeds. Those links refresh on a schedule rather than at the moment someone books, so two guests can book the same nights in the gap. Connecting each channel to one system is how we avoid relying on them.
Hostaway also brings guest messages from every channel into one inbox, so our team answers a Booking.com guest the same way as an Airbnb guest.
Why the price differs from one channel to the next
The nightly rate starts in one place. Our pricing and revenue management uses PriceLabs to set rates by date, demand and local events, with our team reviewing them, and Hostaway sends them to each channel. Even so, a guest comparing the same nights on two sites may see two different totals, because each platform:
- adds its own guest fee, or none, depending on how it charges;
- takes its own commission from the host, which we can allow for with a channel-specific rate in Hostaway;
- shows taxes at its own point in checkout, so one site's headline total may include them and another's may not;
- runs its own discounts and promotions.
That's normal. What matters is that the rate on each channel is set with that platform's costs in mind, and that the home isn't underpriced anywhere. We don't quote platform commission rates here because each platform sets and changes its own; its host terms have the current numbers.
Direct bookings on premierstays.ca
premierstays.ca is our own booking site. A guest picks dates on the listing page, sees the nightly rate, fees and taxes before paying, and pays by card at checkout. The booking goes into Hostaway like a booking from any other channel, so those nights close on Airbnb, Booking.com, Vrbo and the rest.
Direct bookings matter for two reasons. Guests who already know us can book with us directly, and the home doesn't depend entirely on one platform's search results or rule changes.
If you'd rather run your home yourself, you can list it on premierstays.ca for $0. Guests pay an 8% platform fee there, card processing included, and you can connect your own property-management system to keep your calendar in sync.
Not every home belongs on every channel
Listing everywhere sounds safest, but each channel is another listing to keep accurate: its own photos, description fields, house rules, cancellation options and guest messages. A listing we can't keep accurate does more harm than good, so we choose per home:
- Who the home suits. Vrbo is built around whole homes for families and groups. A studio set up for one person on a work trip may do better on Booking.com and Airbnb.
- Length of stay. A home aimed at 30-night stays needs settings and channels that suit longer bookings rather than every nightly site. See mid-term and monthly rentals.
- Rules and policies. Each platform offers its own cancellation policies and booking settings, and a home with firm rules fits some channels better than others.
- Group size. Parties and events are never allowed at our listings, on any channel. For larger homes we can add guest screening, ID checks and security deposits through Truvi.
How we set up your channels
- Assessment. We look at the home, its location and who stays nearby, then recommend channels. Start with a free revenue assessment.
- One listing, adapted per channel. We write the listing and arrange photos once through listing creation and photography, then fit them to each channel's fields and rules.
- Connect and check. We connect each channel in Hostaway and check rates, fees, taxes, policies and availability on every listing before it goes live.
- Run it. Rates follow demand, messages from every channel are answered from one inbox, and you get monthly owner statements and payouts.
Channel management comes with full management, which is 15–25% of revenue depending on the package you choose. The pricing page explains what decides where you land.
