Airbnb Management in Cochrane
Short-term rental management for furnished homes in Cochrane, from the Town's licence and fire inspection to guest messages and cleaning, for 15–25% of revenue depending on the package you choose.
We offer Airbnb management in Cochrane for owners of furnished homes. We manage one home here today, a three-bedroom with a mountain view in the Heritage Hills area, and we're growing in the town alongside our homes in Calgary.
There are two ways to work with us. Full management is 15–25% of revenue, depending on the package you choose (compare packages). Or list your home on premierstays.ca for $0 and run it yourself, with guests paying an 8% platform fee at checkout.
We only take furnished, Airbnb-ready homes, and furnishing help is quoted separately. A free revenue assessment gives you an estimate that is a starting point our team reviews with you.
The Cochrane short-term rental market
The Town puts Cochrane 35 minutes northwest of downtown Calgary, where Highway 1A meets Highway 22, about 25 minutes from Calgary International Airport and about 75 minutes from Banff. It sits between the Canadian Rockies and Calgary on the Bow River, and the Town describes its downtown as reflecting its western heritage, with views of the Foothills and the Rockies.
That position is the market. Cochrane suits guests who want the mountains within a day trip and the city within the hour: families visiting relatives, couples on their way to Banff and people in the area for work. Mitford Park, a 34-hectare regional park on the Bow's north bank, adds something to do without getting in the car for long.
Seasonality
Expect summer, when mountain trips peak, to be the busiest season, and winter to be quieter. Cochrane's rules also shape what you can sell: no more than two adults per room and one booking at a time (see the rules below), so the homes that work best have bedrooms laid out for a family or a small group. We don't publish income or occupancy figures; your assessment looks at your home.
Best neighbourhoods for short-term rentals in Cochrane
Heritage Hills
We manage a three-bedroom home here with a mountain view. A view like that belongs in the first listing photo, and every bedroom you rent needs an egress window under the Town's bylaw.
Sunset Ridge
Hillside streets in northwest Cochrane, with mountain views from many of them. Larger family houses work well, as long as the guest count follows the two-adults-per-room rule.
Fireside and Riversong
Newer neighbourhoods in south Cochrane. Detached homes with garages and several bedrooms suit families, and children don't count toward the Town's two-adults-per-room limit.
Downtown Cochrane
Homes within walking distance of downtown suit guests who'd rather walk to dinner. If the rental is an accessory suite, the Town requires a development permit for the suite as well as the business licence.
Cochrane short-term rental rules
As of October 2026, every short-term rental in Cochrane needs a Town business licence, including homes listed on Airbnb and Vrbo. The Town licenses them as a Home-Based Business licence (Home Occupation Type 2), issued by calendar year and expiring December 31. Its Business Licence Bylaw 22/2018 defines a short-term rental as a stay of 30 days or less and sets these rules:
- A fire inspection for every short-term rental. The Town charges nothing for it, but all Town development and building permits must be signed off first.
- No renting a room that has no egress window.
- No more than two adults per room; minors aren't counted.
- No overlapping bookings, and no renting separate rooms to separate guests under separate reservations.
- Your licence number in all advertising, and a posted 24-hour emergency contact (name, phone and email).
The licence fee is $180 a year for residents and $340 for non-residents, prorated monthly after January 31. A rental that meets the definition of an accessory suite or a bed and breakfast also needs a development permit for that use. For other rentals the Town's pages aren't clear on whether a permit applies, so ask the Town before you apply.
Provincial and federal rules
These apply across Alberta as of October 2026:
- Tourism levy. Alberta's tourism levy is 6% on stays booked after March 31, 2026. Airbnb, Booking.com and Vrbo collect and remit it on bookings where they collect or facilitate payment; otherwise, generally whoever collects the guest's payment remits it. It doesn't apply when the same guest stays 28 days or more in a row.
- GST. GST applies to stays of less than a month. Generally, a host with more than $30,000 of gross revenue over four calendar quarters must register, collect and remit it.
- Income tax. Under section 67.7 of the Income Tax Act, a rental of under 90 consecutive days loses its expense deductions for any days it runs where it isn't permitted, or without a required licence or permit. In Cochrane, that means the business licence protects your deductions as well as your listing.
Who holds what
You hold the business licence, your insurance and your tax registrations. We put your licence number on every listing, keep one calendar across every channel so bookings don't overlap, set guest limits to the two-adults-per-room rule and handle guest messages, including after-hours issues. See licensing and compliance.
Rules change. We checked these against the official pages below on October 14, 2026; always confirm with the source before you rely on them. Parties and events are never allowed. Small, quiet gatherings are welcome if everyone stays within the home's guest limit and quiet hours.

Airbnb management in Cochrane: FAQ
Do I need a business licence for an Airbnb in Cochrane?
Yes. As of October 2026, the Town requires a business licence for every short-term rental, including Airbnb and Vrbo listings. It's a Home-Based Business licence (Home Occupation Type 2) that runs by calendar year and expires December 31. The fee is $180 for residents and $340 for non-residents, prorated monthly after January 31. You also need a fire inspection, which the Town doesn't charge for, and your licence number must appear in all advertising.
How many guests can my Cochrane home host?
Cochrane's bylaw allows no more than two adults per room, with minors not counted, and no room can be rented without an egress window. So the bedrooms you can rent set your adult limit, and we still size the total guest count to the beds. We set each listing's limit to match. Parties and events are never allowed; small, quiet gatherings are fine within the guest limit and quiet hours.
Do I need a development permit for a short-term rental in Cochrane?
It depends on the space. The Town says a rental that meets the definition of an accessory suite or a bed and breakfast needs a development permit for that use as well as the business licence. For a whole-home rental that is neither, the Town's pages don't give a clear answer, so ask the Town before you apply. Any development and building permits on the property must also be signed off before the fire inspection.
Can I rent rooms to different guests at the same time?
No. Cochrane's bylaw doesn't allow overlapping bookings for the home, or separate rooms rented to separate guests under separate reservations. You can rent several rooms as part of one reservation. We keep one calendar across every channel in Hostaway, so the home takes one booking at a time, whether it comes from Airbnb, Booking.com, Vrbo or premierstays.ca.
Do you already manage homes in Cochrane?
Yes, one: a three-bedroom home in the Heritage Hills area with a mountain view, which you can see on our Cochrane stays page. We're growing here and want to add more furnished homes. Across our markets we manage about 70 properties, and a Cochrane home gets the same team and systems as our homes in Calgary.
What does Airbnb management in Cochrane cost?
Full management is 15–25% of revenue, depending on the package you choose, and covers listings, pricing, guest messages, cleaning coordination and maintenance coordination. If you'd rather run the home yourself, you can list it on premierstays.ca for $0; guests pay an 8% platform fee at checkout. Furnishing is quoted separately. Compare the options on pricing.
How much could my Cochrane home earn?
We don't publish income figures and we don't guarantee results. It depends on the home, its view and layout, the season, and how many guests the two-adults-per-room rule lets it take. A free revenue assessment gives you a starting estimate and a plan, which our team reviews with you before you decide anything.
