The first thing people do when they need a place for a month is multiply a nightly rate by thirty. It produces a frightening number, and it is the wrong number. Furnished monthly rentals are not priced like hotel nights, and the difference is large enough to change the decision.
Why the nightly rate stops applying
Three separate things change once a stay crosses the month line.
Length-of-stay discounts. Weekly and monthly discounts are set per home and applied automatically. They are not a coupon you have to find.
Tax treatment. In Alberta, short-stay taxes apply to stays of 30 days or less. A stay longer than a month is treated differently, and the tourism levy falls away. That alone is a meaningful percentage.
Team-set monthly rates. For stays of 28 nights and up, many of our homes carry a monthly rate set by our team rather than a calculated nightly total. It is priced against the long-term market, not the visitor market, and it is usually well below what the nightly maths would suggest.
Put your actual dates into any listing. If the stay is 28 nights or longer and the home has a monthly rate, the page switches to that price automatically and shows it per month. You do not have to ask.
What is included that a lease is not
A furnished month and an unfurnished lease are not the same product, so comparing headline rents is misleading. Here is what sits inside a monthly rate that you would otherwise buy separately:
- Furniture, mattresses, linens and towels
- A stocked kitchen: pots, knives, plates, appliances
- Heat, power, water and internet
- Professional cleaning between stays
- No damage deposit chain, no utility account setup, no move-in and move-out
Then there are the things a lease demands that a furnished stay does not: a credit check, a year of commitment, and the cost of exiting early if your plans change. For anyone on a contract, a relocation, or an insurance placement, that flexibility is the point.
The comparison people actually care about
A one-bedroom furnished month against the realistic all-in cost of setting up an unfurnished one-bedroom for the same period, amortised over a six-month stay:
The lease wins on paper and loses in practice for anything under about six months, once you count furniture, utility deposits, internet install, and the risk of breaking the term.
If you know exactly how long you are staying and it is less than half a year, furnished monthly is almost always the cheaper answer once every line is counted.Premier Stays extended stays team
How to book one
Monthly stays are handled as a request rather than instant checkout, on purpose. A month is a relationship, not a transaction: we want to confirm the dates, the number of occupants, parking, and anything you need added before money changes hands.
Pick your dates on any listing. If the stay qualifies, the page shows the monthly price and a request button instead of instant booking. We reply with a written quote, usually the same day.
Contract workers, relocations, insurance placements, medical stays, renovations, and anyone between homes. See extended stay options or tell us your dates and we will send a quote.
