Every Premier Stays home is listed in two places at once: on Airbnb, and on premierstays.ca. Same bed, same keys, same cleaner. The price is not the same, and guests keep asking us why.
So we stopped guessing. Since September 2026 a scheduled job opens each of our own Airbnb listings in a real browser once a day, picks the next bookable dates, expands the price breakdown, and records the total a guest would actually be charged. Then it compares that with what the same stay costs on our own site. This article is what a month of those readings shows.
Where the difference actually comes from
There is a myth that hosts quietly mark their homes up on Airbnb and keep the extra. That is not what the numbers say. Two separate things stack on top of the room rate before a guest sees a total:
The channel markup. A listing distributed through a channel carries a markup that covers the channel commission the host pays. Across our portfolio, the rate a guest sees on Airbnb sits roughly 10% to 20% above the same night booked direct, and it varies by home.
The guest service fee. This is the part most travellers underestimate. Airbnb charges the guest a service fee on top of the room rate and cleaning fee. On our listings it runs at about 14.2%. It is not a fee the host sets, receives, or can waive.
Two homes. One list of amenities. The gap on the invoice is almost entirely fees that never reach the person who owns the property.Premier Stays pricing review, September 2026
A real nine-night stay, side by side
Take a three-bedroom townhome in Aspen Woods at a shoulder-season rate, nine nights, one guest. Here is how the same stay resolves on each channel. Every figure below is all-in: room rate, cleaning, GST and the Alberta tourism levy included.
Roughly C$410 on a nine-night stay, or about 20%. On a two-night weekend the same percentages apply but the dollar figure is smaller, because the cleaning fee is fixed and gets diluted across longer stays.
Open any Premier Stays listing, pick your dates, and look under the total. We show the Airbnb price for the same home and the same dates next to ours, along with the date we last read it. If the saving is not real, the panel does not appear.
What booking direct does not change
It is worth being precise about what stays the same, because a cheaper price is only good news if nothing is quietly missing.
- The property. Same unit, same furnishings, same cleaner, same check-in instructions.
- The taxes. GST and the Alberta tourism levy are legislated. They appear on both invoices.
- The cleaning fee. Set by the home, not by the channel.
- Support. You reach our team directly instead of a queue, which is usually faster, not slower.
What does change is that the booking is a direct contract with us. Payment is processed by Stripe, the confirmation comes from us, and any change to your stay is a conversation with the people who hold the keys.
The one case where direct is not cheaper
Airbnb occasionally runs its own promotions that a host does not control and cannot see in advance. When that happens on a specific set of dates, the Airbnb price can land below ours. Our comparison panel simply does not show a saving in that case, because inventing one would be dishonest and you would find out at checkout anyway.
On a typical Calgary or Edmonton stay, booking direct saves between 15% and 22% of the all-in price. The longer the stay, the larger the gap in dollars. Search available homes and compare the two totals before you book anywhere.
