Self-managing your Airbnb makes sense when you live close to the home, can answer guests at odd hours, have a cleaner you trust, and actually enjoy the work. Hiring a manager makes sense when time, distance or the number of homes you own means the work wouldn't get done well, or would cost you more than the fee.
There's also a middle path. You can list your home on premierstays.ca for $0 and run it yourself, while guests pay a 5% service fee at checkout. Full management with us is 15–25% of revenue, depending on the package you choose (see pricing).
We manage about 70 properties, so we know the work well. Here's what it looks like, and how to decide honestly.
What running an Airbnb involves every week
Before you compare costs, look at the jobs. This is the weekly list for one active short-term rental:
- Review prices for the coming weeks and adjust for events, weekends and slow dates
- Answer enquiries and booking requests on every channel you list on
- Send check-in details and handle lockouts or lost codes
- Book a clean for every turnover and check that it was done properly
- Wash, rotate and replace linens and towels
- Restock toilet paper, soap, coffee and other routine supplies
- Look for damage after each checkout, with photos, while platform claim windows are open
- Respond to after-hours problems: no heat, a noise complaint, a guest who can't find parking
- Book trades for repairs and let them in
- Keep calendars in sync across Airbnb, Booking.com, Vrbo and any direct bookings
- Reply to reviews and leave reviews for guests
- Keep the guest records and licence details your city requires
- Track income and expenses for tax time
None of these is hard on its own. The difficulty is that they don't wait for a convenient moment, and a missed one shows up in a review.
The case for self-managing
You keep the whole management fee. That's the obvious one, and for a single home close to where you live it can be the deciding factor.
You also keep full control. You set every price, write the house rules and decide what's acceptable in your home. Some owners like knowing exactly who is staying, and they learn the business from the inside.
Self-managing works best when:
- The home is a short drive from where you live or work
- You have one property, or two close together
- You have a reliable cleaner and a backup cleaner
- Your schedule lets you answer messages within minutes, including evenings and weekends
- You're comfortable with pricing tools and a channel manager, or happy to list on one platform only
The case for hiring a manager
A manager is buying you time, coverage and systems. With full management, we handle dynamic pricing with pricing software (PriceLabs) plus human review, listings on Airbnb, Booking.com, Vrbo, Hopper, Google and premierstays.ca on one Hostaway calendar, guest messaging including after-hours issues, cleaning coordination on every stay, a standard linen and towel program, restocking, review management, and coordination of trades for repairs. You get monthly owner statements and payouts.
The fee is the cost. Repairs, parts, licensed trades and furnishing remain owner costs with any manager, so compare like with like. Our guide to how much Airbnb management costs in Calgary breaks down what's included and what's billed separately.
Hiring a manager usually makes sense when:
- You live far from the property, or travel a lot for work
- You own several homes and the jobs above are multiplying
- You want the home on several channels but don't want to run a channel manager
- After-hours calls are wearing you down, or affecting your day job
- You'd rather spend your time on the next property than on turnovers
Side by side: three ways to run it
| Task | Self-managing on other platforms | List on premierstays.ca | Full management |
|---|---|---|---|
| What you pay | Each platform's own host fees | $0 to list; guests pay a 5% service fee | 15–25% of revenue, depending on package |
| Pricing | You | You | Us, with PriceLabs plus human review |
| Guest messages and check-in | You | You | Us, including after-hours issues |
| Cleaning, linens, supplies | You | You | We coordinate every stay |
| Repairs and trades | You arrange and pay | You arrange and pay | We coordinate; owner pays |
| Channels | Whatever you set up | premierstays.ca, synced with your own system | Airbnb, Booking.com, Vrbo, Hopper, Google, premierstays.ca |
| Licence and insurance | Yours | Yours | Yours; we walk you through the licence |
The middle path: list it yourself for $0
If you like running the home but want direct bookings, list it on premierstays.ca. There's nothing for you to pay to list. Guests pay a 5% service fee at checkout, charged on rent and cleaning after any discount and never on taxes. You pay card processing of 2.9% + C$0.30 on card-paid bookings. You keep pricing, guests and cleaning, and you can connect Hostaway, Guesty, Lodgify, Hostfully or Hospitable to keep your calendars in sync.
You can also require guest screening, ID checks or a security deposit through Truvi, so you aren't relying on trust alone. Our guide to protecting your home with Truvi explains the settings.
It's a sensible way to test self-hosting before you commit, and if the work outgrows you, moving to full management starts with one conversation.
The rules apply either way
Who runs the home doesn't change what the city expects. As of October 2026, here's what applies in Alberta's two big cities. Rules can change, so check the official pages before you list.
In Calgary, the City's short-term rental rules carry a $1,000 penalty for each of these: overlapping bookings, more than two guests per room (children under 12 aren't counted), no licence number in an ad, not posting the 24-hour emergency contact or floor plan inside the unit, and not keeping or producing the guest record. Under the Business Licence Bylaw, the owner on title is responsible for offences on the property as if they had committed them, even when someone else runs it.
In Edmonton, every home used as a short-term rental needs its own business licence, and an approved Operational Plan for guest management. Under Bylaw 20002, licence conditions include posting a phone number where guests can reach the licensee and showing the licence number on every ad.
Insurance matters too. The Insurance Bureau of Canada advises telling your insurance representative before you list on a home-sharing app, and keeping a written record that you did. Our licensing and compliance service helps managed owners through the paperwork.
How to decide
Answer these honestly:
- Can you reply to a guest at 11 p.m. on a Saturday without it costing you something?
- Do you have a cleaner, and a backup when they're sick?
- How far is the home from where you spend your week?
- Do you want to list on one platform, or several?
- Would you rather spend the hours, or spend the fee?
If most answers point to you, self-manage or start with the $0 listing. If most point away from you, book a free revenue assessment. It's a starting point our team reviews with you, not a promise, and we don't guarantee income.
Frequently asked questions
Should I hire an Airbnb manager for one property?
It depends on your time and distance more than the number of homes. One property close to where you live, with a cleaner you trust, is very manageable on your own. One property across the city or province, or one you can't answer for in the evenings, often isn't. If you're unsure, list it yourself on premierstays.ca for $0 first and see how the weekly work fits your life.
Can I self-manage an Airbnb if I don't live nearby?
You can, but you'll need people on the ground: a cleaner, a backup cleaner, someone to handle lockouts and a few trades you can call. You also need to answer guests quickly from wherever you are. As of October 2026, Calgary's bylaw requires an emergency contact posted in the unit who can be reached 24 hours a day during rental periods, so someone has to be able to respond. Rules can change.
Is it hard to switch from self-managing to a manager later?
Usually not, if your home is already furnished and licensed. With us, the first step is a free revenue assessment, which is a starting point our team reviews with you. We then agree on a package and rate in writing before anything starts, and take over the listings, pricing, guest messaging and cleaning coordination from there.
Do I still need a licence and insurance if a manager runs the home?
Yes. In Calgary and Edmonton, the short-term rental licence and its rules still apply when a manager runs the home, and Calgary's bylaw holds the owner on title responsible for offences on the property. Your insurer still needs to know the home is rented to guests. That's as of October 2026; rules can change, so check both cities' pages.
